Here's why Ranbir Kapoor's Pune tenant sued him for over Rs 50 lakh

Ranbir Kapoor, who is currently over the moon with the smashing success of his recent release Sanju, has been sued by his tenent for over Rs 50 lakh. The actor's Pune apartment's tenent has alleged Ranbir of not honouring the terms of the rental agreement. 

As per the reports on Mumbai Mirror and India Today, Ranbir had rented out his Trump Towers apartment in Kalyani Nagar, Pune back in October 2016 to Sheetal Suryawanshi. Now, Suryawanshi has sought damages and interest from Ranbir for being asked to vacate the apartment before the lock-in perid as mentioned in the rental agreement, informs the tabloid. 

Reportedly, the license fee to be paid by Suryawanshi was Rs 4 lakh per month for 12 months and Rs 4.20 lakh for the next 12 monnths, as decided by both Ranbir and the tenent. 

India Today report adds that now a case has been registered in the Pune civil court where the tenent has sought damages worth Rs 50.40 lakh and an interest of Rs 1.08 lakh since her family had to suffer "severe inconvenience and hardships" as she was asked to vacate the place suddenly. Reportedly, she was asked to move out of the apartment in 11 months and she finally vacated the place in October 2017. 

The Mumbai Mirror report suggests that the rental agreement apparently had a 24-months lock-in peried. Suryawanshi has claimed that she was falsely informed that Ranbir wants to move in to the premises and hence she's required to vacate the flat, which was in contravention of the terms of the agreement. Suryawanshi has further alleged Ranbir of "maliciously" deceiving her to vacate the premises, despite the 24 month -lock-in period.

On the other hand, Ranbir's response suggests that Suryawanshi cannot change, modify or interpret the terms and conditions of the leave and license agreent to suit her purpose and convenience, adding that she had vacated the apartment on her own free will. The response also stated that Suryawanshi defaulted on rent for three months before she finally left and the default amount has been deducted from the deposit. 

The case is scheduled for August 28.
