Vastushodh Projects Private Ltd provides affordable housing for urban poor

After establishing the concept of micro township through its ‘Anandgram’ project in Yavat on Pune-Solapur highway; city-based construction company Vastushodh Projects Private Limited is now launching its much-awaited second ‘Anandgram’ project at Talegaon Dhamdhere on Pune- Ahmednagar Road.

“Anandgram is a well-planned micro township that would come up in satellite areas located on highways connected to Pune. This is an effort to provide housing for urban poor, where good quality flats are made available within a range of Rs4 to Rs10 lakh, which comes under  affordable housing,”  said Sachin Kulkarni, director, Vastushodh Projects  Private Limited.

The ‘Anandgram’ project at Talegaon Dhamdhere on Pune-Ahmednagar Road is just 30 km away from Pune and is in close proximity to one of the best industrial hubs in this region with many multinational and big Indian companies having their manufacturing base.

The project will come up on an 11-acre plot at Talegaon Dhamdhere which is just 500 meters away from the proposed ambitious Ring Road project, said Nitin Kulkarni, co-director of the company.

The first phase of ‘Anandgram’ at Talegaon Dhamdhere would come up on a 5-acre plot and would have around 300 flats in categories like one room kitchen, one bedroom hall kitchen (BHK) and two BHK on 300-600 sq ft within a range of Rs4 lakh to Rs10 lakh.

The amenities at ‘Anandgram’ would include large open space, a multi-purpose hall, jogging track, a play area for children, water treatment plant, sewage water treatment plant along with space for essential shopping.

He also said that many a times, housing loan becomes a problem for home buyers from this segment of urban poor since they do not possess required documents. To overcome this problem, the company has tied up with Dewan Housing Finance Corporation and Micro Housing Finance Corporation (MHFC).
In fact, the first ‘Anandgram’ project emerged as a success story of housing finance, where over 100 buyers from self-employed and unorganised sector could buy homes with finance from MHFC.

‘Anandgram’ was the first project approved by MHFC in the state outside Mumbai and loans worth Rs4 crore (approximately) were disbursed by them for the buyers.

Sachin Kulkarni said, “We aim to expand this project to various places like Aurangabad, Nashik, Daund, Baramati, Kolhapur, Nanded, Thane, Jalgaon and Solapur.”
