On the face of it, there is nothing to set apart the under-construction building opposite Maharashtra Navnirman Sena chief Raj Thackeray's Shivaji Park residence 'Krushna Kunj' from other buildings in the area.
However, delve a bit deeper and one will find that all the permissions secured for the building have been issued to MNS supremo's wife Sharmila Thackeray.
Named 'Madhuwanti', the 17-storey under-construction building will also have two flats that are under Sharmila Thackeray's name.
The total area of the plot on which the building is being constructed is 398.83 square meters.
The permissible Floor Space Index for the plot is 3, and it is being redeveloped under development control rules 33 (7).
As per the drawing submitted by the architect to the BMC, a copy of which DNA has accessed, the building will have parking areas till the 10th floor, and hence, the area of the apartments on different floors differ. The project has got a commencement certificate from the BMC and it is issued to Sharmila Thackeray, a copy of which DNA has accessed.
There are two refuge areas, one on the seventh floor and another on the 14th floor. The apartments start from the second floor of the building. The two flats that Sharmila Thackeray will get in the new building are on the 11th floor and 16th floor. The flat on the lower floor measures 70.45 square meters carpet area excluding balcony, while the one on the 16th floor will be 268.04 square meters carpet area excluding balcony.
Six tenants of an erstwhile building on the plot will be provided with bigger homes in the proposed building. The copy of the Intimation of Disapproval (IOD) issued by the BMC to Sharmila Thackeray has asked her to comply with 33 conditions, including that no broken bottle should be fixed over the boundary walls.
The under-construction site has been walled off with metal sheets, with the name of Harsh Group displayed on it. When contacted, Harsh Group's Suresh Gupta confirmed that the permissions have been issued to Sharmila Thackeray, and the company is the Project Management Consultant.
"We are only handling the project. The project belongs to the owner, and even the sales will be decided by her," Gupta told DNA. However, the project is referred to as 'Harsh Group's Madhuwanti' on the firm's Facebook page.
A detailed message sent to Raj Thackeray elicited no response. Sharmila Thackeray, too, could not be reached for comment.
