Maharashtra government to check realty developer's finances to award SRA project

The SRA project will be awarded to the developer only when the authorities are convinced.

To avoid slum redevelopment projects being halting midway by developers due to a cash crunch, the state has now decided to check the financial status of the developer in advance. The SRA project will be awarded to the developer only when the authorities are convinced.

There are different annexures in the slum redevelopment project, like Annexure 2 where the eligible slumdwellers are mentioned. There is Annexure 3 (B) which has the details on the developer and his financial capabilities. Ravindra Waikar, minister of state for housing confirmed that SRA officials have been asked to check the Annexure 3 (B) before giving any approval to the developer.

"For example, if a project comprising of 100 rooms is being developed by a developer then before awarding the project to the developer, we will ask him to furnish the details of his finances. Also, if a developer has already undertaken one project, then before awarding him another project, these financial details will be checked to ascertain if the developer will be able to handle so many projects," Waikar said.

The Central and State government has ambitious plans of providing affordable homes under SRA to eligible slum dwellers for free.

Meanwhile, the state government is also planning to regularise houses of those who bought homes from slumdwellers before the 10-year lock-in period. Under SRA, a beneficiary of free housing is not permitted to sell the dwelling for the first 10 years. There are over 13,000 such homes that were sold by slumdwellers before the 10-year lock-in period. "The government is planning to regularise such deals," Waikar said.

  • For eg, if a project is being developed by a developer then before awarding, will be asked to furnish details of finances. 
     
  • If a developer has already undertaken one project, then financial details will be checked to ascertain if the developer will be able to handle multiple projects.
