According to the State Housing Ministry, RERA had proposed to bring the Mhada and SRA projects under the RERA Act.

The Maharashtra Housing and Area Development Authority (Mhada) and Slum Rehabilitation Authority (SRA) projects are likely to come under the ambit of the Real Estate Regulatory (RERA) Act soon.

According to the State Housing Ministry, RERA had proposed to bring the Mhada and SRA projects under the RERA Act.

"However, when the file was put before the housing ministry, it was told that these government bodies Mhada and SRA cannot be brought under RERA by just issuing the notifications. The RERA Act has to be amended and approved by the central government. This is because RERA was passed by the central government before it was adopted by the state government to bring down irregularities in the real estate sector," said source from the housing ministry.

He further added, "Mhada, SRA and RERA are government authorities. Overruling each other's decisions will lead to chaos. Therefore, we have also decided to seek the legal opinion before bringing the SRA and Mhada under RERA authority."

On the other hand, RERA authorities feel that like private developers, Mhada and SRA should be under their control. "Most of the SRA and Mhada projects are undertaken by the private developers. So they should be under RERA. Otherwise, people might be duped and deprived of their property," said an official from the housing department.
