Navi Mumbaikars' hope for affordable housing is not going to end any time soon. Despite Navi Mumbai Airport Influence Notified Area (NAINA) emerging as the new hotspot for affordable homes, the demand is not likely to be met soon.
NAINA township, which will take at least a decade to come up, will be biggest supplier of affordable homes, believe several developers from Navi Mumbai.
Though the upcoming Navi Mumbai International Airport (NMIA) has been conceived to lessen the pressure on Mumbai airport, it is seen as a major infrastructure development project which will not only be limited to Navi Mumbai.
In fact, the international airport will be catalyst of the emerging new modern city in its proximity. It is claimed that the emerging new city will be bigger and better equipped with modern facilities than Mumbai and its suburbs.
Ashok Chaajer, chairman of Arihant Superstructures Ltd, said, "NAINA will be the biggest supplier of residential units in the years to come. The way Cidco has planned the NAINA as a smart city, it will bigger and will have better facilities than Navi Mumbai." He added that within the range of Rs25 lakh, one BHK flat will be available in NAINA.
City and Industrial Development Corporation, which is the special planning authority (SPA) for NAINA, has already planned to develop a modern township in 25km radius of the upcoming international airport. In the first phase, the SPA will develop 23 villages in Panvel tehsil as pilot project.
According to city developers, earlier there was possibility of affordable homes in Panvel region only. However, the emergence of NAINA has given a new hope and destination for affordable housing.
Dewang Trivedi, chairman of Progressive Group and President of BANM, said, "There is scarcity of land in Navi Mumbai and at the same time Cidco is not releasing land to meet the demand. Whereas NAINA has big chunk of available land to meet the future demand." He added that there is a lot of possibility of affordable homes in NAINA area.
Vinay Singh of Space India says around 90% houses in NAINA region will be affordable. "The area around Panvel will be the epicentre of majority of developments in the real estate sector. Buyers will get the maximum benefits in terms of affordable homes," said Singh. He added that most of the homes available in NAINA will be either affordable or premium flats.
