Navi Mumbai: Now, connectivity & housing affordability link on rail tracks

Ulwe, in last 10-years, has seen a surge when it comes to real estate growth.

The new rail route, connecting different stations of Ulwe Node, will be inaugurated by the rail minister on Sunday. This has risen the hopes of many. With this move taking place, the real estate heads now say that finally, affordability will meet connectivity. Ulwe, in last 10-years, has seen a surge when it comes to real estate growth. 

But, the only way to reach this upcoming town in Navi Mumbai was via roads. There has been a longstanding demand that rail connectivity is started at the soonest, and with the news of trains finally will ply between Belapur and Ulwe Node is being welcomed by all. 

“Ulwe has been pegged as an affordable housing segment for long. But, the connectivity has been very low. People who had to reach here had to get off at Seawoods and other stations and take an auto to their home. With the rail connectivity finally reaching Ulwe, we can say that affordability along with connectivity has reached this place. Without connectivity, affordability doesn’t mean anything,” Haresh Chedda, President of Builders Association of Navi Mumbai (CREDAI-BANM) said.

Same sentiments were expressed by Arvind Goel,  Chairman of MCHI-Navi Mumbai, a real estate body. “Ulwe has emerged as a major affordable sector in Navi Mumbai. The stations are iconic, plus this will also improve the sentiments, the middle class, prefers travelling by local train because its fare is affordable and is faster a mode of transport than any other.  Real estate will see a better turnout in Ulwe thanks to this rail connectivity,” said Goel.

EXPERT SPEAK

Manohar Shorff, a deve-loper from Navi Mumbai says that in the year 2007-08 the prices in Ulwe were close to Rs 700-800 per sq ft which has now reached Rs 7,000 in certain sectors. Ulwe has seen more than 100 times increase in the prices over last 10-years.
