Two major residential projects being planned under the slum rehabilitation scheme, with a combined value of over Rs330crore, were recently granted clearance by the State Expert Appraisal Committee (SEAC) on environment.

Located in the western suburbs, both projects have been cleared with several conditions attached. The costlier of the two, Goregaon-based Trimurti SRA Co-Op Housing Society Limited, estimated at Rs200crore, has been directed to restrict the height of the building to 45 metres, along with the provision of a setback of six metres without a wall to ensure enough road space.

An SEAC member explained the condition, saying, “As per the norms prescribed by the Ministry of Environment and Forests, the building’s height must be in accordance with the road on which it is built. It is considered crucial from the point of view of fire safety and access to the building.” 

For the other Rs131.58crore project in DN Nagar, Andheri, developers of the Sai Nagar and Sai Shakti Co-operative Housing Society have been asked to provide safety measures according to the new development control rules, cross-section drawings for sewage treatment plants and underground tanks, and revised area and location details for solid waste treatment, as the existing one is “inadequate” and locations are “undesirable.” Changes to the ventilation of the rehabilitation buildings have also been sought.
